Featured Viewpoints

An important output of the Milstein Center Research Lab is its Featured Viewpoints series: concise analyses of timely issues shaping real estate markets, cities, and the built environment. Authored by a combination of Columbia Business School faculty and leading industry practitioners, these articles are designed to bridge academic insight and real-world experience.

Featured Viewpoints provide readers with accessible, thought-provoking perspectives on emerging trends, market dynamics, and pressing industry challenges. While intentionally brief and easily digestible for busy professionals, each piece is grounded in rigorous analysis and informed expertise. By combining scholarly rigor with practical relevance, the series advances the Lab’s mission to foster meaningful dialogue among academics, business leaders, and policymakers while making important ideas more broadly accessible to the real estate community.

In AY25–26, the Lab published 11 Featured Viewpoints on the following topics:

  • The Mamdani Rent Freeze and Its Impact on New York City’s Multifamily Market Why Lower Interest Rates Might Cool Inflation Instead of Fueling It
  • The Future of Residential Real Estate Transactions: How Technology and Regulation Are Reshaping the Market
  • The Affordable Housing Paradox
  • Smarter and Faster: How AI Agents Are Helping Some Commercial Real Estate Firms Win
  • The Future of Fannie Mae and Freddie Mac: Privatization, Conservatorship, and the Limits of Demand-Side Housing Policy
  • What Do Cutting-Edge Rent Indices Tell Us About the US CRE Market?
  • The Commercial Real Estate Ecosystem
  • The Southern Border and the Nearshoring Debate
  • Private Credit and Financial Stability
  • AI and the Real Estate Differentiation Problem: A Hotel Reviews Case Study
